1. Determine Your Budget

  • Understand market conditions: Is it a buyer’s or seller’s market? A buyer’s market means more negotiating power, while a seller’s market may result in higher prices and more competition.

4. List Your Priorities

  • Find a good agent: An experienced real estate agent can help you navigate the buying process, negotiate prices, and avoid common pitfalls. They’ll also know the local market and can provide valuable insights into neighbourhoods, property values, and more.

6. Get a Home Inspection

  • Don’t skip the inspection: Even if the home looks perfect, a professional inspection can uncover hidden issues (e.g., foundation problems, plumbing issues, or faulty wiring). This can save you money in the long run and give you room to negotiate repairs or a price reduction.

7. Understand Closing Costs

  • Plan for extra costs: Closing costs can include title insurance, home inspections, appraisals, and legal fees, and they usually amount to 2-5% of the home’s purchase price. Make sure you have enough funds set aside for these costs.

8. Negotiate the Price

  • Don’t settle on the first offer: It’s common to negotiate the home price, especially in a buyer’s market. Your agent will help guide you on how much to offer based on comparable home sales in the area.

  • Consider contingencies: Include contingencies like financing or inspection clauses to protect yourself in case there are issues that prevent the sale from going through.

10. Don’t Rush the Process

11. Consider Future Resale Value

  • Think long-term: Even if you're planning to stay in the home for a while, consider its future resale value. Look for features that tend to hold value, such as a great location, good school district, or desirable amenities.
