  • Over the past few years, the Calgary region has seen vigorous demand for land, particularly in residential and industrial zones, driven by one of the fastest population growth rates in Canada. The metro population surpassed approximately 1.78 million by mid‑2025, rising at a three‑year annualised pace of nearly 5%, which translates into demand for roughly 32,400 new dwellings per year. This growth significantly outstrips the average annual housing starts of 20,400 units, meaning the supply pipeline is struggling to keep pace.

Rural & Acreage:

  • Properties, especially in Rocky View County areas like Springbank, Bearspaw, and Elbow Valley, remain popular. Their proximity to city amenities combined with a rural feel has made them appealing, with demand pushing average values up by roughly 15% since 2020—two-acre parcels with homes now commonly exceed $800,000 and often reach into the multi‑million‑dollar range.²

Industrial Land: 

  • At the same time, industrial land around Calgary is increasingly scarce. Serviced industrial lots now trade around $650,000 per acre, while un-serviced land—primarily on Calgary’s northeastern flank and Balzac—sits around $600,000 per acre. As availability tightens, more businesses and developers are locking in property even before infrastructure is fully in place.

Residential Land:

  •  Within Calgary proper, developers began responding to the shortfall with a surge of new units—over 22,500 starts in 2024 alone, a jump compared to previous years. That growth marks a deliberate attempt to catch up with demand, although as of mid‑2025, months of available inventory remained just around two to three months—well below balanced‑market levels.

Calgary Real estate Board: 

  • They forecast that sales in 2025 will exceed 26,000 units—about 20% above long‑term trends—and price growth is expected to moderate to around 3%, down from 7% in 2024. Despite easing growth, detached and semi‑detached segments—particularly in inner‑city and transit‑rich neighbourhoods like Bridgeland, Beltline, and Sunnyside—remain tight, buoyed by ongoing rental demand and limited resale stock.

Zoning Policy:

  • Shifts in zoning policy are also playing a role. The City of Calgary’s “Home is Here” strategy is gradually relaxing rules to allow higher-density residential types on lots that previously permitted only single detached homes.⁴ These changes are likely to push up underlying land values in established neighbourhoods that are ripe for redevelopment.

Buying Pressure:

  • Transaction data from commercial and residential land markets reflect these pressures. In 2024, approximately $1.5 billion in land sales closed in the Calgary region—a 15% rise year-over-year—with nearly half of that in residential land.⁷ Capital flowed heavily into multi‑family and infrastructure‑oriented investments, amplifying developer interest in available parcels.

Demand:

  • Despite expanding supply and a moderate cooling of price growth in 2025, demand for land remains robust. Residential infill and established‑community sites continue to trade at premiums, while greenfield acreage keeps gaining appeal for those seeking space outside the urban core. As housing starts persist but remain slightly behind demand, buyers and investors are finding strategic opportunities amid tightening conditions.
