Calgary's Residential Single-family home market has experienced some notable changes. More recently starting to slow down, which could shift us from the current Balanced Market to a Buyers Market.
In January 2025, Calgary saw 1,451 single-family homes sold, marking a 12% decrease compared to January 2024. However, this figure remains nearly 30% above the historical average for the month. Inventory levels increased by 69% year-over-year, reaching 3,639 units. This rise in inventory, coupled with the decline in sales, resulted in a sales-to-new listings ratio (SNLR) of 50%, indicating a balanced market.
The average price of Single-family homes in Calgary rose by 6.7% year-over-year to $680,900 in January 2025. Similarly the sale price for single Detached homes increased by 7% year-over-year to $685,000 in the last quarter of 2024. (CREB)
